Here are the two packages they offered:

84,000 points for $16,500, with $59/month HOA.
124,000 points for $19,500 with $81/month HOA.


The first (smaller) option would get us ~10 days a year basically anywhere in the country including Hawaii, easily. In much larger condos than a hotel room which is huge with a 2nd child on the way.

The financing was bad - it would have been 17% but if we did buy we would have paid all of it up front to avoid that.

The thing is, we will easily spend over $100,000 in our lifetime on vacations. Easily.

So for ~$50,000, over the next 25 years (and only ~$700 a year for every year beyond that), our vacation homes are paid for anywhere in the US and about every major city internationally.

And our kids would get the deed for $0 when we die.

The biggest thing they don't address is the human fact that we are creatures of habit and the many personal things that come up that can impact your ability to utilize it to its fullest. Everyone that buys plans to visit different locations every year and many don't. Then you have family commitments and kids activities and school that starts restricting your ability to use it.

Some of these time shares have tons of options but yeah the ones that are locked into one location?? No thanks. My in laws have a TS in Santa Fe and they use it constantly but I guess that makes sense for them. They are from there and like going back a couple times a year.

I get that. But they have ~225 locations in the US and basically every location overseas covered.

You can access any/all, anytime. It's not a singular TS you purchase, it's access to their whole network

My wife and I did one of these promotions from Holiday Inn in Gatlinburg a few years ago. They put us up in a hotel for free for 3 nights as long as we showed up for a two hour presentation. It honestly wasn't bad at all. They of course make it sound like you can afford it, but we both were working on our graduate degrees at the same time (out of pocket) so when they mentioned the $46,000 entry fee...that was pretty much curtains for us. They politely thanked us for coming, and that was that. We are actually doing another one of these in Cocoa Cocoa Beach this summer.

Don't know where to put this, but has any of the greater Nashville area posters out here checked in today? The tornados from last night were horrible. Hope they and their families are ok.

Yeah I thought greyhammer was as well. Seaturtle is another and I believe Irish in Tn was in Mt. Juliet just east of Nashville where I used to live. Mt. Juliet got hit too.

I'd be surprised if any of them lock you into one location anymore. Back when this idea came about (70's and 80's), that' what you were doing. Most dropped that and allowed you to use your time at other locations about 20-25 years ago to increase sales.

What you really need to do is figure the true cost. You're the one paying for your vacation either way. Would you be better off taking that money and letting it work for you and withdrawing it when you're ready to go or pay them ahead of time and let your money work for them? You have to get past the sales pitch, convenience, excitement and glitz and glamour they sell.

I think Grey is closer to Knoxville.

Appreciate the concern, but NDohio is right, I'm further East than Nashville. Luckily all of my family/ friends in the Nashville area came out ok though.

Sorry for the long response. I’ve been reading IE for 10 years now but never post. This topic I will say I have some personal experience with.

It’s great you are open to the idea of timeshares as they seem to potentially fit with your lifestyle. Disclaimer: I have attended a few presentations (Worldmark/Wyndham, VI, etc) and have a friend who used to work in the industry. I have done way too mu. Research into some of the companies and almost bought. They, in themselves, are not evil but very misleading. There are many benefits for most aside from just the usage of points for the 1-2 weeks you get (last chance vacations at deeply discounted cash prices but difficult availability unless you are very flexible, exchanges like RCI, etc). Keep in mind they will say that X points will get you 10d-2weeks in a multi bedroom unit but once you actually look at what each unit truly costs during normal vacation periods you will find that it often translates to far less than that. My friend said a “10d-2wk” point package usually actually equates to 1 week a year or 2-3 every three years actual usage.

I would HIGHLY recommend looking at the secondary market if you decide to go forward. Redweek for one has many deal which will net you the same number of points for around 1/10th the cost of upfront points. There are a few perks you won’t have unless you buy from a developer but most rarely use them. These markets are used by the massive numbers of people trying to sell their timeshares. There are some scams out there on these sites but it doesn’t take much to identify them.

Once you mitigate the huge upfront cost then you are simply left with the maintenance costs which I look at as a monthly contribution to a vacation fund. Keep in mind, you need to account for the fact that these maintenance costs go up like clockwork annually at a rate of 4-5% usually 5%. This isn’t from me this is from my friend in the business. So these are not really shielded from inflation. I calculated my quoted maintenance fees assuming 3% increases annually and in 20 years my $80 fees were something like $4-500 (it was long ago so unclear on exact number). This is not something I wanted to pass along to my kids (they could always sell it I suppose). A partner of mine at work did buy into DVC and has fixed MFs for life but this is an aberration but an amazing deal for her.

Also would highly recommend reading some of the forum topics from a timeshare owner forum. They saved me $30K when I bought them cancelled Wyndham.

Should you decide to move forward I’d look into Worldmark if you’re an East coast guy. My understanding is that the Wyndham/Worldmark partnership was done for expanding WM’s Reach into the west. Think Westcoast = Wyndham, Eastcoast = Worldmark. This is way oversimplifying it but a rough idea. I’m a wescoast guy so Wyndham was a great option for me. I bought the same number of points that we almost bought from a developer, when points cheap on Redweek for $1200 ($80 monthly MFs) which would have cost me $30K. Happy with the purchase and if I decide to sell later I’m mostly only out the MFs which like I said are simply what I would have put in my vacation fund anyways.

Sorry for my rant but I wish I had know this when I went to the presentations. I did get two free trips out of them but those trips are pretty bad FYI.

All cruises canceled for the next 30 days

Yeah I can get my money back from them but airlines are giving credit - unfortunately had booked different carriers each way. So annoying - I would get on a boat tomorrow without a second thought but not in our hands at this point.

So what are everyone’s plans for summer vacations? Cancel, postpone, or wait til closer to the time to make a decision?
Have a 10 dayer planned for Myrtle beach on 4th of July weekend. Still waiting it out but was wondering everyone’s thoughts. Have the trip insurance to cancel up to the day of.

We have a trip to Cancun scheduled May 17-24. Anyone think that will be possible or should I look at canceling? Of course I never buy the insurance and now this happens. I have to cancel 14 days in advance to not pay a huge fee.

I just got mid morning, non stop round trip delta flights to/from Denver for $96 after all fees.

Crazy time!

Just wait till the 14 day mark. Sadly I think this is still going to be crazy at that time. The resort you go to might be open but hardly staffed

Put off our family trip. Supposed to do a 7 day whitewater/fishing trip down Hell’s canyon. Taking my son and going with a group of 20. Done several trips like this and they’re the best, if you’re into camping and whitewater rafting/kayaking. Middle of July, hope it goes down.

It's a blast, though it's not for everyone. The bathroom situation is a deal breaker for some. Been down the Grand Canyon a couple of times as well as the Green River in Colorado/Utah. Think this one puts on in Idaho and takes out in Washington.

Wife and I got out trip to the Keys in just before the sh%#$t hit in the fan. 10 days, majority in upper Keys at Islamorada, then the rest at Key West. Weather was perfect, Islamorada was great. Key West reminded me of New Orleans Bourbon Street scene, luckily we were not staying down in the middle of the ruckus. Having spent decades on Florida beaches from the Panhandle to Fort Myers and Naples area, was surprised at the lack of traditional beach areas in the Keys.
South Padre in TX much more economical and better beaches, just doesn't have the blue/green water look.

Two weeks in Naples for late May / early June postponed late summer. Was going to pop down to Belize and Honduras (Roatan) late summer / early fall, so that's likely dead. Going to be watching air fare regardless, for those and other destination.

The wife kept trying to decide where to go and I kept telling here to go ahead and book something for early May. Glad she couldn't make up her mind. We'll wait to see what things look like afterwards.

Heading to Myrtle Beach with the family next week… I know it’s super commercialized obviously, but does anybody have any recommendations on cool stuff to see/do/eat/drink that we wouldn’t normally think of?
