For the record. I don't have a problem with Colorado who very clearly is not of the "shake your assless chaps in the face of children" variety of T in the alphabet soup group. It isn't "phobic" to view trans as a mental illness and pointing out that someone pretending to be the opposite gender is not in fact that gender no matter how good their costume is. That is not an indictment on their value as a human being or right to do so. I have the right to find it weird and abnormal.

Get offended all you want - it is an opinion based on science and sometimes the truth hurts. He is pretending to be a she and has expressed a lot of deep personal issues underlying the path he has chosen. I don't wish that path on anyone as it has been filled with pain and anguish. It does NOT appear to be a perversion in his case like so many of the over sexualized deviants that give the alphabet soup community a bad name. He has even made comments to the same affect.

Flipping a personal residence is one of the best ROI endeavors when you consider tax free gains on personal residence held for 2 years. I made close to six figures net on my first home, renovated kitchen, refinished wood floors hiding under carpet, painted every square inch, digging out 80 year old bushes bigger than the house - 84 year old house bought for $150k and sold for $270k three years later. $30k down payment, cash out $150k after putting around $20k into it. Paying contractors for that work would have easily cost 4x.

Say you are slow and somewhat uncoordinated, hypothetical of course (LOL), and it takes a full day to prep and paint a bedroom. $50 and 8 hours away from IrishEnvy on a Saturday or split across a couple of evenings. Or pay $450 to a painter. You are "earning" $50/hour for your time - after tax. Tax hell Canada probably takes over half your marginal pay so that is like making $100/hour - $200,000 full time. Paying for menial labor is financial luxury someone complaining about their cost of living shouldn't be doing. Pretty good part time gig that is totally on your timeline, at your discretion. Or jerk off to riot porn all day making $0 and complain about rich people.

I can be cruel when needed, I don't always need to do that. Besides, I'm not some tough guy or a caveman I play enough sports to be in good shape.

I have a family that I am in the later stages of setting up JV's with that are handy. My contribution is getting us better than market rates are financing purchases as well as including lawyer friends in on this so that they can handle the legals at reduced costs. I won't get into the technicals of it but the three year growth likely isn't all attributable to a new kitchen etc. Especially in an area that still has houses for $270K(!), likely market based factors which lead to the growth because thats still incredibly low in the grand scheme of things. You likely got a better return because of development around the area rather than the house specifically.

8 hours is insane amount of time. My tax rate this year was ~33%. Which is because it's all employment source income. But, I do cost in sanity time and that does have a value to me. Complaining - or pointing out that the bubble is going to burst because if a white collar douche like myself is finding it excessive to buy a place.

You forgot to mention the health benefit. Keeps you in shape and the mental aspect of escaping from reality for a few hours is nice. Not to mention the feeling of accomplishment and personal satisfaction you get when you finish.

It was twenty years ago. Since then I have painted a lot of rooms, tiled a lot of floors and backsplashes, replaced a lot of bathroom vanities, cut down 60 foot cypress and pine trees and god knows what else. Saved hundreds of thousands of dollars over the last 25 years while also allowing me to stretch for better opportunities I otherwise wouldn't have been able to afford at the time. I saved $6000 tiling my 400sqft screen porch myself two years ago. I would have to earn +$10k to net that $6k - not a bad side hustle for a couple of evenings and a weekend. Used that savings to validate buying a pinball machine. Sweat equity is a valuable, tax advantaged lifetime opportunity to build wealth. Might cut into your Call of Duty time but that is the price you pay for success.

What was your marginal rate? C'mon I thought you were a smarter than everyone else tax pro - why do you think your effective rate is relevant to this discussion? If you earn $120k your federal marginal rate was 26% and your provincial rate was 11.16% for a 37.16% combined marginal rate for example. Do you then have another 5.95% CPP tax? Is that applied to both employee and employer for a 11.9% total? That would put your true marginal tax cost darn close to 50%.

That's too bad the hard working JV folks will do all the work while an accountant and attorney steal equity for five minutes of work. I do a lot of my own contracts, AI making it easier than ever and most are boilerplate anyway. Sold many places without a realtor, half a dozen business deals directly negotiated with the worst one utilizing "professionals" to facilitate (more like agitate). 30 year fixed 2.875% on my primary residence, 3.45% ten year interest on my primary office, 3.625% 30 year fixed on my beach house, Prime minus 1% on my massive HELOC line that provides liquidity for cash closing on new opportunities in a second office location and buying a neighboring beach lot later in the year (that I re-built their boardwalk this spring to secure the beach access the were at risk of losing). Just like anything else, stop trying to time the market and go find good value with avenues for building equity in any market.
